Why a Real Estate Return Is Not a Small Business Return

A real estate return is mostly a series of judgment calls that were made months earlier, in the books: what got capitalised, how a refinance was treated, whether a deposit was income, which entity a cost landed in. By filing season those calls are set. The return either reflects them or fights them.
